Reserve Study A Reserve Study from Golden Consulting Group is a comprehensive on-site property inspection to assess the current visual conditions of the Associations common areas and major components. The study includes a 30-year maintenance and funding analysis which will identify all the major components, replacement cost, life expectancy, and remaining life.
Annual reserve updates take place for each year between each comprehensive reserve study which is required every 3 to 5 years, depending on which state your association resides. In order to build long term relationships with our clients, Golden Consulting Group offers annual reserve updates for FREE when your association accepts a comprehensive reserve study proposal from Golden Consulting Group.
Most reserve studies can be completed and emailed for approval no later than fourteen (14) business days after the association's on-site visual inspection.
The information contained in Golden Consulting Group's reserve study reports are for the sole use of the association and may contain confidential and privileged information. The information contained in the study and/or updates are calculated for one year use only. Any unauthorized review, use, disclosure or distribution is prohibited.
For Annual Budgets for Homeowners Associations for upcoming fiscal year, we examine the previous 1-2 year history of each line item and the actual disbursements, not the annual budgeted line item. We will research these line items for future changes that might affect the annual disbursement for the upcoming fiscal year. This service includes an annual budget, reserve study update, mandated disclosure forms, review of CC&R's, and the financial reports of the Association.
Golden Consulting Group's approach and experience has successfully advanced many straight forward and complex DRE budgets through the Department of Real Estate(DRE) approval process. Our DRE budget specialists understands that every association is unique based on the associations governing documents. Our DRE budget services includes a wide range of budget preparation RE Forms 623, 624A and 611A (if applicable) for planned development, condominiums, multi-phased, and mixed-use projects which may include cost centers from easement or joint use agreements. Our specialty is in mixed use and condominium conversions!
All of our budgets are prepared from good faith estimates which uses plans prior to construction and/or completion (for new projects) or from a combination of plans and/or site inspections (for existing projects). All budgets are prepared with the sensitivity to your economic concerns and will meet DRE acceptance guideline requirements.
