Reserve Study
A Reserve Study is a comprehensive on-site property inspection to assess the current visual conditions of the Homeowners Associations common areas and major components. The study includes a 30-year maintenance and funding analysis which will identify all the major components, replacement cost, life expectancy, and remaining life.


Reserve Updates

Annual reserve updates take place for each year between each comprehensive study which is required every 3 to 5 years, depending on which state your association resides. In order to build long term relationships with our clients, We offer FREE annual reserve updates when your association accepts a comprehensive reserve study proposal from Golden Consulting Group.

 

Most reserve studies can be completed and emailed for approval no later than fourteen (14) business days after the association's on-site visual inspection.

 

Pro Forma Budgets

Annual Proforma Budgets for Homeowners Associations for the upcoming fiscal year, we examine the previous historical data of each budgeted line item. We will review each budgeted line item for future changes that might affect the annual disbursement for the upcoming fiscal year. This service includes an annual budget, reserve update, reserve assessment and disclosure form, and a complete review of Associations CC&R's.

Self Managed Association Services

We understand the special needs of a self managed homeowners association. Not every self managed association may understand the Davis Stirling Act or new laws. We offer a free 1 hour consultation to review the new laws, annual disclosures, insurance coverage, association maintenance obligations, and any questions you may have in regards to the interpretation of  your governing documents.

Golden Consulting Group's approach and experience has successfully advanced many straight forward and complex DRE budgets through the Department of Real Estate (DRE) approval process. Our DRE budget specialist understands that every project is unique based on the governing documents. Our DRE budget services includes a wide range of budget preparation for common interest developments such as;  Planned Developments, Townhouses, Condominiums, Condo Conversions, Tenant in Common (TIC), High Rise Buildings, Mixed Use, Commercial, Recreational Facilities, etc... Some projects are unique and may contain cost centers from easements and/or joint use agreements in which additional budgets are needed.  Golden Consulting Group specializes in cost centers, mixed use budgets and condo conversions!

 

All of our budgets are prepared from good faith estimates which uses plans prior to construction and/or completion (for new projects) or from a combination of plans and/or site inspections (for existing projects).
